Terms & Conditions of Sales
1 - Subject:
This contract is reserved for the exclusive use of vacation rentals and only French law is applicable to the contract.
2 - General Provisions:
No changes will be accepted in the wording of the contract without the agreement of both parties.
3 - Conclusion of the payment contract:
The reservation becomes effective once the tenant has paid the owner the deposit amount (maximum 30%) for the stay.
The balance of the rent must be paid 30 days before the arrival date.
For payments in cash or ANCV holiday vouchers, these will be made upon arrival.

4 - Security deposit:
The tenant must pay a security deposit of 500 euros by check or in cash upon arrival.will be returned on the day of departure or within a maximum of one month from the tenant's departure, after deduction by the owner of the amounts payable by the tenant for the purpose of restoring the premises. The amount of these deductions must be duly justified by the owner on the basis of the exit inventory, bailiff's report, quotes, invoices, etc. If the security deposit is insufficient, the tenant agrees to complete the amount on the basis of the supporting documents provided by the owner. This security deposit may in no case be considered as a contribution to the payment of the rent.
5 - Duration of the rental:
Arrival : The tenant can enter the rental from 4 p.m. but the times can be changed with the owner's agreement. At the start of the rental, the keys and instructions relating to the accommodation will be given to the tenant.
Departure : The tenant must leave the premises on time before 10 a.m. on the day of departure.or at a time convenient to the owner, after inventory and handing over of the keys
The tenant may not under any circumstances claim any right to remain in the premises at the end of the rental period initially provided for in the contract, unless the owner agrees.
6 - Use of the premises:
The owner will provide the accommodation in accordance with the description he has made of it and will maintain it in a state of service. The tenant will enjoy the rental in a peaceful manner and will make good use of it, in accordance with the purpose of the premises. The rented premises are for temporary or holiday use, excluding any professional activity of any nature whatsoever (maximum 3 months).
Upon departure, the tenant undertakes to return the rental property as clean as he found it upon arrival. Any repairs, regardless of their importance, made necessary by the tenant's negligence during the rental period will be at his expense.
The rental may not under any circumstances benefit third parties, except with the prior agreement of the owner. Subletting is prohibited to the lessee, even free of charge, under penalty of termination of the contract; the full amount of the rent remaining acquired or owed to the owner.
The installation of tents or parking of caravans on the grounds of the rented property is prohibited, except with the prior agreement of the owner.
The number of tenants cannot exceed the maximum capacity indicated in the catalogue or the descriptive statement. Exceptionally and subject to the agreement of the owner, this rule may be waived. In this case, the owner will be entitled to charge a price increase which must be communicated to the tenant and recorded in the rental contract.
The interior is strictly non-smoking, ashtrays are available outside the cottage.
The swimming pool is reserved for tenants, it is secured by a fence and a gate with a special child lock. It is not supervised and therefore swimming is the responsibility of the tenants.
7 - Animal reception:
If the owner accepts the reception of domestic animals, the tenant must specify the animals that accompany him. The pricing conditions for welcoming these animals (maximum 2 animals) is 50 euros/week/animal .
8 - Inventory and status report:
The inventory of fixtures and furniture and various equipment are carried out at the beginning and end of the stay by the owner and the tenant. If it is not possible to carry out the inventory upon arrival, the tenant will have 72 hours to check the inventory displayed and report any anomalies noted to the owner. After this period, the rented property will be considered free of damage upon the tenant's entry. A contradictory inventory of fixtures must be drawn up upon departure. The tenant accepts that this inventory may be carried out by the owner. If the owner notices any damage, he must inform the tenant within eight days.
9 - Conditions of termination:
Any termination of this contract must be sent by registered mail with acknowledgment of receipt, the date of receipt being authentic.
a) Termination at the initiative of the tenant:
In the event of cancellation by the tenant before 31 days of arrival , the balance is refunded 100% and the deposit remains acquired by the owner.
In the event of cancellation by the tenant between 30 and 15 days before arrival , the balance is refunded at 50% and the deposit remains acquired by the owner.
In the event of cancellation by the tenant between 2 p.m. and the day of arrival , the balance and deposit remain the property of the owner. (0%)
If the tenant does not show up within 24 hours of the arrival date indicated on the contract, this contract is cancelled and the owner can dispose of his rental. The deposit and the balance also remain acquired by the owner.
b) Termination at the owner's initiative:
In the event of cancellation by the owner, the latter will refund the tenant the full amount paid.
c) in the event of termination during the contract:
When the termination of the contract by the owner occurs during the rental period, it must be duly justified (non-payment of rent, bad check issued by the tenant, proven deterioration of the rented premises, complaints from the neighborhood, etc.). This termination, which occurs by registered letter with acknowledgment of receipt, results in the departure of the tenant within two days of the date of receipt of the letter notifying him of this decision. In this case, whatever the cause of the termination, the entire amount of the rent remains acquired by the owner. The owner reserves the right to keep the amount of the security deposit under the conditions specified in the paragraph "security deposit".
10 - interruption of stay:
In the event of early termination of the stay by the tenant, and if the owner is not responsible, no refund will be made, except for the security deposit.
11 - Insurance:
The tenant is required to insure the rented premises. He must check whether his main residence contract provides for the holiday extension (holiday rental). If not, he must contact his insurance company and request an extension of the guarantee or take out a special contract, under the "holiday" clause. A certificate of insurance will be requested upon entering the premises.
12 - Rental price:
The rent includes, for the entire duration of the rental:
- charges: water, electricity, heating, air conditioning, internet access, television, swimming pool
- bed linen, bathroom linen, household linen, bath towels (4)
- end of stay cleaning.
The rentdoes not include the Tourist Tax which will be paid upon arrival of the tenant. (1.75 euros/adult/day.) and the pet supplement
